More Hickory Hill House
David, our buyer's agent, has a tendency to disappear. At first I thought he didn't really care about our househunting struggle, but then I realised that when he disappears he is actually doing research.

We'll casually mention a house that we think we might possibly in our wildest dreams like to buy, and David will say something like "mmmm hmmm" and disappear for three or four days. Just when we're wondering where the hey he is, he'll call us back and say that he has done a market analysis on the house and the sellers are asking $60 a square foot but the average asking price is $59 a square foot so it's overpriced right there, and the average house is selling for $55 a square foot so we could probably offer $53 but then when he talked to the seller's agent she mentioned it was owned by an old couple and they need money for medical expenses so they may not budge on the price, and besides it's an up and coming sort of neighborhood. So he went out to see it and it seems structurally sound but it's a cosmetic nightmare and needs a new heating system and that's $3500 so maybe $50 a square foot and it's a good neighborhood but it up and came several years ago so maybe $49 but something about the house really bothered him so he went back out to look at it again and realised there were several strange little dirt trails up the side of the northeast corner of the house so he called the seller's agent again and she says there's a termite bond but it's with Cook's and Cook's is crooks so he thinks we should pass this one up.

I love David. He's a gem.

Lately David has been working on the Hickory Hill house. Our initial offer of $115,000 was rejected, but David doesn't want us to put in another bid right now. He thinks if we do, we'll look overly anxious to buy (which we are, dammit!). He thinks the house probably won't sell anytime soon, because it's cosmetically ooky and no one will give the owners that kind of money ($137,000) for an ooky house. He thinks if we just back off and let it sit they will eventually come down on their price some more. The house has been on the market for three months and they have already come down $10,000.

Meanwhile, David's devious mind is keeping busy. The house is being sold as part of an estate, which means it has had an appraisal, which David is trying to get a copy of so he can poke holes in it. He thinks it was overappraised and we can actually use it to make a good case for a lower price.
